Standing Assets

Not a rendering. A standing village.

Since 2016, every roofline has followed the traditional architecture of the Durmitor highlands — hand-split shingle, dry stone, massive timber — engineered to modern standards by Studio Gedeon, Belgrade. 2,200 m² stands today.

Master Plan & Capital Programme

From mountain village to alpine resort, in four phases

A 1:1000 master plan covers the full estate: thirty further houses, a mountain hotel, two lakes, a forest adventure park — and a heliport already proven by landings on the estate meadow. The full drawing is disclosed with the data room, under NDA.

Market

A region growing faster than its beds

Montenegro's north is the country's declared tourism priority. On the Žabljak side of the massif demand has outgrown supply; the Piva side, where the estate sits, is where that growth arrives next.

What a bed earns on this massif today

The owner's €4.5M revenue projection rests on a nightly rate. Set against what the surrounding market already charges, that rate is not an outlier — it sits inside the band Žabljak's mid-range hotels achieve today, before this estate's altitude, privacy and park frontage are priced in.

Žabljak — mid-range and upscale hotels€80–120
Žabljak — guesthouses and budget roomsfrom €30
Drvengrad, Serbia — comparable ethno-village resortfrom €35
Implied by this projection — per bed, at 50% occupancy≈ €74

Published nightly rates for the Durmitor area collected from public booking platforms, August 2026; indicative and season-dependent. The implied figure is arithmetic on the owner's own projection (60% of €4.5M from 200 beds at 50% annual occupancy) and is not a forecast.

State incentives the build-out may qualify for

Montenegro publishes standing tax relief for hotel investment. The Phase IV hotel is the kind of asset these measures were written for — worth quantifying early, because they land on the incoming investor's capital programme, not on the price of the estate.

0% VAT
On construction and equipping of five-star-plus facilities where investment exceeds €500,000
7% VAT
Reduced rate on accommodation services, food and beverage
up to 70%
Real-estate tax reduction for catering facilities above four stars (30% at four stars)
Waived
Communal land-equipping fees for hotels of four stars and above

Measures published by the Government of Montenegro (gov.me), read August 2026. Listed as available at national level; eligibility for this project depends on final category and structure and has not yet been assessed. Verify independently before relying on any figure.

Stewardship

“We didn't invent this village.
We remembered it.”
Željko Vojinović — Founder
A 25-year business owner, Vojinović began in 2016 with his family and architect Vanja Cerović by photographing every surviving old house and barn across the Durmitor villages — so the new village would be indistinguishable in spirit from the ones that came before it. He holds the company outright; the brand and the village's name are the one thing not for sale.
